When does this ordinance take effect?

When must I register my building?
To avoid a $250 late entry fee, you are required to register by April 17, 2009. We recommend that if you currently have a non owner occupied residence or are renting now you immediately register without penalty.
When will my building inspection take place?
The inspection will take place during the 2009 -2010 rental licensing season.
What are the new requirements?
  1. All non-owner occupied single family residences, condominiums, and townhomes must be registered and licensed. All two-unit and multi-unit buildings must be registered and licensed. There are no longer exemptions for owner occupied two-family and multi-family buildings or buildings that are less than 25 years of age.
  2. A revised lease addendum needs to be signed by both the landlord and tenants upon new lease or renewal.
  3. You are also required to attend a landlord training class. You may contact the Division of Property Standards at (630) 256-3770 for registration and class dates. Exception: If you can provide proof of attendance at an approved landlord/crime-free housing training class in Aurora or another municipality. (Proof of attendance must be presented to APD Ofc. Gary Wrobel for approval. Please contact him at (630) 256-5482).
  4. Before you rent to a new tenant or before renewing an existing tenant’s lease, you are required to conduct a criminal background check. A credit check is not required but recommended. The cost for a criminal background check is generally less than $25. As landlord, it is your decision whether or not to charge the prospective tenants the cost of these background checks.
