Property Standards

Mission Statement

To provide public service to all people within the City of Aurora with respect, fairness and integrity; to provide professional code and ordinance administration and enforcement with the highest standards of performance and ethics; and to work cooperatively with the City of Aurora’s diverse citizenry and neighborhood groups to establish confidence in the quality of life in established neighborhoods.

Major Functions

The Division of Property Standards ensures that all environmental nuisances in residential neighborhoods are eliminated and that substandard and deteriorated structures become compliant with minimum property maintenance code requirements. Property Standards’ staff also works closely with neighborhood groups and concerned citizens by acquainting them with City ordinances and helping them monitor their own neighborhoods to prevent deterioration. Property Standards’ inspectors serve as a stabilizing presence in neighborhoods that are stricken with blight and deterioration. Inspectors address items such as high weeds, deteriorated houses and unlicensed or inoperable cars.

Services Provided

The Division of Property Standards responds to public inquiries and complaints regarding property maintenance, zoning and historic preservation violations. Some of the most common ones are: broken windows, inoperable cars, junk and trash, high weeds, parking on the grass, illegal basement apartments, illegal businesses in residential neighborhoods, overcrowding, deteriorated stairs, falling gutters and deteriorating structures. The division also administers a rental licensing program. Rental buildings are subject to an annual inspection to assure code compliance. The Division of Property Standards also enforces the weed control ordinance. During the summer months, grass and weeds may not exceed eight (8) inches in height. The division similarly administers junk and trash ordinance enforcement. Junk and trash, such as worn out tires, cans, bottles, rotten wood, paper and vehicle parts, located anywhere other than the parkway, is handled here.
