Our Community Working Together

The CFMH program was developed to assist property owners/managers in managing their properties. It emphasizes cooperation among property owners, tenants, and the City of Aurora to help neighborhoods fight crime and disorder. It is our belief that by working together, we can significantly reduce the negative impact crime has on our city.

The Cost of Crime in Rental Properties

  • Decline in property value
  • Property damage
  • Civil penalties
  • Criminal charges
  • The suspension or loss of your city license to rent the unit
  • Loss of rent
  • Fear and frustration
  • Resentment and anger between neighbors and property owners/managers
  • Increased safety risks for tenants and visitors

The Benefits of Being an Active Manager

  • A stable, more satisfied tenant base
  • Increased demand for rental units
  • Lower maintenance repair costs
  • Improved personal safety for tenants, property owners, managers and neighbors
  • Positive presence in the community

What Can You Learn?

The program includes an eight-hour seminar. The topics covered include:

  • Human Rights and Fair Housing
  • Fire Safety
  • Evictions and Court Proceedings
  • Applicant Screening
  • Licensing and Inspections
  • Nuisance Abatement
  • Section 8 and Public Housing
  • Rental Agreements
  • Gang Awareness
  • Crime Prevention Through Environmental Design (CPTED)

Materials Provided

In addition to the topics presented, participants receive a printed manual to use as a reference guide. The manual covers topics that due to time considerations, are not presented in the seminar. It is our hope that the manual, along with other information provided, will become part of how managers and property owners manage their properties.
