Choose Aurora Down Payment Assistance Forgivable Loan Program

Funded by the City of Aurora's Community Development Block Grant, this program offers either $3,000 or $5,000 in down payment and closing cost assistance to individuals or families earning at or below 80% of the Area Median Family Income (or $63,200 for four person household in 2017) and who choose to purchase their home in the City. Three year legal covenants for home ownership and maintenance apply. Illinois Assist Mortgage Credit Program

Sponsored by the City of Aurora and designed to be part of the mortgage application process, Illinois Assist is a grant given at closing as a percentage of the mortgage loan amount. The assistance may be used for down payment or closing costs and prepaids. Assistance is in the form of a non-repayable grant. When the first mortgage is reserved, the assistance is automatically reserved. When the loan is closed, there are no second mortgages, second notes, deed restrictions or liens.
